Melanie Pellham has been an integral part of The Pellham Group since 2000. She initially served as the Pellham Group’s licensed full-time assistant. During this time, Melanie specialized in Property Management and was responsible for the maintenance of multi-story, multi-tenant office & retail buildings. Her responsibilities ranged from receiving rent; paying bills; overseeing the janitorial and maintenance personnel; assuring the needs of current tenants; renewing existing leases and negotiating leases with new tenants.
Melanie obtained her Broker’s license in 2005, and was retained by a local developer to organize a sales office and serve as its Managing Broker. Melanie worked directly with investors and other developers to integrate and refine every detail involved in activating sales. This involved working with attorneys for the development of the “customized” contract, covenants and restrictions, architectural guidelines, and creating all marketing material as well as refining the development’s website.
In September 2006, Melanie returned to Springfield to work for her family’s established firm, Pellham Commercial Realtors, bringing with her a multi-layered experience and expanding Pellham’s property management department. Melanie can assist in preparing a property for lease or sale. She can develop a plan to successfully market a property with proven techniques that offer the greatest exposure. Melanie is familiar with marketing rates, procedures in screening prospective tenants or buyers, and assisting with all details from start to finish. With marketing brochures, options for advertisement articles, internet tools and local/regional/international industry networks, Melanie profiles all property to assure the broadest potential for success.
In addition to representing clients, Melanie has set out to add yet another expertise to her resume…CHINA. Discovering and understanding the world of Chinese real estate is one of Pellham Commercial Realtors’ “new frontier” efforts. Melanie intends, with the aid of local and international contacts, to develop friendships, find investment opportunities and collaborate with all parties. Her research has shown several potentially successful areas. Melanie is quickly joining others in acknowledging globalization is a fact of life, with real estate opportunities contributing to the realization that possibly the “WORLD IS FLAT”. Melanie is currently attending a class hosted by a local Architectural firm, to further embrace her goals of networking and learning to speak, read and write Chinese. Her mission, while traveling throughout China during the months of October and November, is to provide real estate services to the architects, engineers and developers already working in the China Market.
